  introduce your home at office meetings in Newport Beach and at Previews International meetings of over 300 top agents—which includes a tour of your home by the agents.  
  arrange for the other local agents to see your home on “Broker’s Preview Day.”  
  contact you to discuss when you’d like to hold Sunday “Open House.”  
  put your listing into rotation in the Coldwell Banker regional ad pages.  
  design and print a custom brochure for your property.  
  place ads in the appropriate print media.  
  send a “Just Listed” jumbo postcard to your neighborhood.  
  send copies of your property’s advertising to you via mail.  
  schedule showings and open houses.  
  qualify each prospective buyer prior to showings.  
  answer all Buyer and Broker inquiries regarding your home in a timely fashion.  
  show the property to potential Buyers.  
  report to you each week on the results of showings and open houses.  
  discuss with you any offers that come in.  
  open escrow once an offer is accepted.  
  schedule and attend the various inspections of your home.  
  track the escrow file until the closing.  
  complete and track all relevant paperwork (disclosures, inspection reports, etc).  
  monitor contingency and due dates.  
  keep you apprised of any potential issues during the escrow process.
